A flexible approach, combined with being one of the biggest players in the Sandton node, makes Momentum Properties the first choice for prospective office tenants

As one of the major business hubs of Johannesburg, surrounded by financial institutions, audit firms and the JSE, Sandton is a key node in the property industry. "There's currently an oversupply of more than 400 000 square metres in the Sandton node, which makes the industry highly competitive at the moment. Landlords need to deliver stellar world-class service," says Hannelie van der Merwe, Fund Manager at Eris Property Group. The latter is something that the Eris team is used to delivering - and with Momentum Properties owning close on 100 000 square metres of offices in the area, with some of this space vacant, - the people who have the most to benefit are potential tenants.

"We are one of the bigger players in the Sandton node, most notably with developments like The Marc, 102 Rivonia and 3 Gwen Lane, among others," says Sudesh Moodley, Executive Head of Asset Management at Eris Property Group. "As we own such a large footprint of the Sandton area, the key differentiator we can offer our tenants is flexibility in our approach - and the perks we can offer tenants is considerable," he adds. Besides Adapt, Eris's flexible and executive suites offering, P-Grade 5-star rated green buildings and generous tenant installation contributions, the Eris team has special rewards at its numerous properties. These include various incentives like large rent-free periods, relocation allowances and additional discounts should tenants take up space at more than one building in the fund.

 

"Our Adapt brand places us in the shoes of the tenant and what the tenant needs ― and really allows us to create a unique offering," says Sudesh.  Tenants in the Sandton Adapt offices have access to Adapt offices in Rosebank and Rivonia - an invaluable benefit for entrepreneurs and small businesses that want to expand their footprint. "We intend adding further Adapt premises, which will include Cape Town and Durban. We plan to also offer the Adapt offices to select tenants within the larger Momentum Properties Fund, thereby offering secure offices for qualifying tenants when traveling," he says.

"Once we understand our tenants' specific office requirements, we're willing to be as flexible - and creative - as possible to fulfil these needs at all of our different offices. This includes buying prospective tenants out of their current lease," says Sudesh. "In some cases, our incentives work out to a monetary value of up to 22 months' worth of rental back to the tenant," adds Hannelie.

 

Accessibility and efficiency of the offices is also a major drawcard. The Marc is in the heart of Sandton, walking distance from the Gautrain, 3 Gwen Lane is opposite the JSE, while 102 Rivonia is well located to most amenities in Sandton ― and all buildings have wheelchair access. The MARC office towers are positioned above a 2-level shopping centre that offers the best in dining and convenience, coupled with a 5+ Green-rating, so any tenant who comes into the building can also take advantage of these green benefits, such as back-up power and grey water. The Eris team is constantly looking for ways to simultaneously differentiate their offering and futureproof their developments. As a minimum benchmark - and a major selling point to potential tenants - the thinking is to incorporate electric car chargers at all of their green rated buildings in the future and investigate other ways to reduce their carbon footprint.

"The Marc is the jewel of Sandton and is prominent in the Sandton skyline," says Fadheelat Noor-Mohamed, Asset Manager for the Sandton Portfolio at Eris. Available space ranges from pockets of 400 square metres to 3 000 square metres. "Potential tenants will fall in love with the vibe and energy of the precinct feel: you can work, shop, exercise and eat, all in the same space," she says. "The iconic architectural building is nicknamed 'The Pineapple' and there's no other building like it in the city... it's where you want to be," she adds. The R3 billion Rand mixed use development, located at 129 Rivonia Road has various retail and restaurant offerings including Tashas, Planet Fitness, Saints, Zioux, Kauai, Pick n Pay, Food Lover's Market and more. Other office tenants in the Marc include ENS, Momentum Metropolitan, Mitsui and Strate. It's pedestrianised with plenty of lovely outdoor areas, thanks to the atrium, plus it offers great security and convenience; it takes just minutes to get in and out of the parking - invaluable for a quick meeting.

 

As the home of Eris's ADAPT fluid office space, 3 Gwen Lane is all about competitive and short-term rentals ranging from Hot Desks to Executive Suites - all within walking distance of the Gautrain station. "We have different offerings in this office space: the flexible offering that Adapt is known for (a furnished, flexible office solution with executive suites); a conventional (standard)offering ranging from 250 square meters to 2 200 square meters; and a boutique type of offering. For the latter, we can offer tenants, for example, a flexible 6-month lease, fibre and all-in rental with utilities and furniture, all for a fixed monthly cost. We listen to our tenants' needs," explains Sudesh. Newly fitted office units at ADAPT range from a single person office to a ten-seater space - and larger units can be accommodated. All-inclusive rentals include use of reception services, office cleaning, water and electricity, tenant parking, 24-hour secure access, an uncapped 200mpbs line, VOIP phone lines with devices and most importantly, flexibility with tailored preferences. The building is easily accessible, and recently had the exterior refurbished and the lobbies and bathrooms upgraded. Going forward, the idea is to turn it into a possible future precinct, similar to The Marc, but on a smaller scale.

102 Rivonia is situated opposite the Gautrain, with lots of green elements to complement the central focus of wellbeing. It currently has tenants such as EY and Enel and consists of two tower blocks, interconnected on several floors. The unique design is a 4-star green rated building. Available space ranges from 300 to 1 200 square metre pockets, so tenants can take a portion of a floor or an entire floor. Smaller office units are available and can be customised to suit users - in addition to large, fitted office areas, providing a combination of open plan, closed offices, canteen and boardroom facilities.

Concludes Sudesh: "We have already invested capital towards upgrading the buildings within our portfolio and will continue to do so in order to give our tenants what they deserve."
